Zeist sits in the municipality (gemeente) of Zeist, on the south-western flank of the Utrechtse Heuvelrug, a ridge of sand left by the ice age. The ground here is high, dry and free draining. That removes an entire category of problem that fills the diary in the peat polders west of Utrecht, because a drain pipe does not sink out of its fall in sand. What replaces it is green.
Zeist is a town of avenues. Along the Utrechtseweg, the Bergweg and the 1e and 2e Hogeweg there are mature trees a few metres from the property line, and in the older streets the house drain underneath is still vitrified clay (gres) or concrete, laid in short lengths with a joint every metre. Roots find the moisture at those joints and grow in. The root mass then holds back fat and paper, and that blockage returns after clearing, every time, until the pipe itself has been looked at with a camera.
The housing stock falls into three ages, each with its own failure. In the Lyceumkwartier stand the villas of the 1920s and 1930s, generously built, with deep cellars and sometimes surviving lead or galvanised steel pipework: that steel rusts shut from the inside and then fails at the weakest point. Around the Slotlaan, the Steynlaan and the Broederplein the buildings are older and protected as monuments, which means a repair has to accommodate the building rather than the other way round; you cannot simply chase a new pipe through a listed wall. In Vollenhove and parts of Zeist-West it is post-war apartment blocks with shared vertical stacks (standleiding), where a blockage is rarely one flat's problem alone, and that decides who calls and who pays.
In Kerckebosch a large part of the old flats has been replaced by new housing set among the trees. The pipework there is young and the problems are different in kind: connection faults and weeping joints rather than material fatigue.

It does still occur in pre-war houses, usually in a short surviving stretch between the meter and the first tap. You can recognise it: a dull grey pipe, soft enough to mark with a thumbnail, and a magnet does not stick to it. We can confirm it on site and replace that section with copper or plastic. It is not an emergency job, but it is not one to leave either, particularly in a house with young children.
